Selective Property Management has a well organized maintenance team that is able to perform 24-hour emergency services, smaller maintenance projects, and repairs. Our maintenance team handles roof leaks, plumbing issues, flood damage, common repairs, and major renovations in a timely and cost-effective manner. With more than 30 years in the property management business, we have compiled a large database of competent professionals in all areas of construction and improvement to give you options.
We perform physical property inspections of common areas with reports sent to the Association regarding deficiencies. All of our equipment, generators, pumping stations, etc. are overseen by professional technicians, where applicable.
We solicit competitive bids for all sub-contracted work for any common areas (i.e. landscaping, repairs, pest control, snow removal, etc.) and for special projects or capital improvements for any common areas. We supervise all sub-contracted work of common areas and limited common areas, allowing the Board of Directors to have final approval.
We arrange for meetings between the Board of Directors and sub-contractors, if so desired. We meet with the Board of Directors to review specifications sheets, bids received, and contracts to be signed.
